I have been solicited by this guy too, was wondering if legit myself.  That being said, does anyone have referrals for legit hard money lenders or lenders to do deals with?

I wasn't sure which category to choose, but am curious to what people are offering investors as returns on projects.  For example, if investor were to put in 50k on short term flip, let's say 4-6 months, what are people offering as a return?  15% for example? How are people structuring deals for investors?  Also, looking for investors or good lenders

Any referrals?  This is for a new construction project on the west edge of the city at North Ave.

2 of the flips were on the way west side of the city and 1 on the south side.  We don't pigeon hole ourselves to any specific area, simply where ever will make us money.  The lot we purchased is also on the west side and we just closed on it last week.  We are interviewing an architect Wednesday about plans so in the very early stages.  If anyone knows of other architects in the Chicago are, let me know or where to find this type of information on this site
