Post: Question about Zoning in Chicago

Hey @Tim Sutton

No experience here but common sense says walk. Essentially, the third or basement unit is illegal. If your plan is to buy and change the zoning I hope youre patient. It can be a lengthy process and theres no guarantee your zoning will be changed to what you want. Just my 2 cents. Good luck!

@Ashley Pimsner Im transitioning from appraisals to selling/investing. BPO's are essentially appraisals so I figured it was a good way to make some money while I found my way.

Im not sure if there are restrictions on who can order these reports or a hybrid type of report like you may want. Ill look into that and send you a message.

Anyone else have any experience? Knowledge?

@Ashley Pimsner I'm sorry I suppose my post wasn't very specific. I'm not looking for tips or pointers on actually writing them. I can do that in my sleep. I'm just unsure of how to receive assignments. Do people sign up with the big BPO mills? Do they get their work directly from banks? If so, any companies/banks to stay away from? For example ones that don't pay. I haven't been able to find much info about how they're conducted in my area.

Are there any investor/agents out there that write BPO's in the Chicagoland area? Any tips or pointers? Things to stay away from? Id love to pick your brain! Look forward to hearing back from people!

Post: How necessary is construction knowledge?

Hey there @Account Closed ! I would say you don't have to know how to do the construction but you do need to know how to recognize an issue and hire the right person to take care of it.  A job with a contractor would be good if you were actually looking into knowing how to do the repairs yourself. Otherwise its not all that important. Most of the people that Ive talked to don't actually do the construction work on their projects. They hire people to perform what they want done. Hope thats helpful. Good luck to you!
