I have multiple (2) applicants who meet my minimum criteria - they actually both exceed them by a lot. All other background check items also look good, as well as references (so far, one or two more people I need to connect with).

One has a pet, one does not. I've indicated in listing that pets would be considered case-by-case. Can this be my decision point without getting into trouble?

Can I ask if either is willing to a). pay more, or b). sign a longer lease? Or, given the above, do I need to go with the first submitted application (once reference checks are complete)?

A potential tenant wants to rent my SFH and is an expat on assignment from a German company (wants to rent for three years).

They just got SSN’s and likely don’t have much on any records in the US.

What due diligence can we do to screen appropriately? Due we still run all normal checks (background/credit/eviction check and income verification) even if they’ll likely turn up blank? What else should we do, in addition to signed letter from company (and what should it say)?

Lots of headaches and micromanaging of the project (we were lucky I was working from home and able to keep a close eye), but ultimately it came out pretty good. We’re happy with it at the end of the day and it’s helping us execute our plan and save for the next one!

Thank you! Our plan (and what we executed) was creating a basement studio with separate entrance. Rents for $1200/month, furnished, and we opted for month to month during Covid. Have pretty much no vacancy. When we decide we are tired of having a tenant down there and want the extra space back in the house, we’ll simply stop and use it as a guest bedroom space/AirBnB (we did a bit of this before the change to month to month and it also works well, just more work).

What’s your experience been in the Dover market so far? It’s where we are strongly considering looking for a small multi, and the data seems to indicate that it’s appreciating, high demand and increasing rents. It also seems that it’s a good place for people who might be priced out of Portsmouth. I grew up on the seacoast and haven’t been back much in recent years, but talking to friends still in the area seems to confirm all of this.
