Jon, I really like south city and different parts of county. Every investor has a niche, so it depends what you want. Some people do great in north county, some do great at section 8, some do great in the nicer neighborhoods. 

Lot of great banks: Chris B at Guild. Amy H at Flat Branch. Chet H at F&B. 

Lot of good agents too. Probably make sense to do some research and form a long list then narrow down to a short list after interviewing / calling.

There are some good in-person and virtual St. louis meetups. Besides networking with interesting people, I have found it simple to meet the top producers and understand their personalities. I like @Peter MacKercher’s value based approach to rentals. We both understand hard work and not cutting corners. I suggest attending these meetings and seeing if you vibe with someone that matches your investment strategy and personality. 

Chris Beahm at Guild Mortgage is awesome for people doing brrrr and trying to refi before 6 mo. Shoot me a message and i’ll share info.
