Question from a novice.... 

Is there anything wrong with putting 5% down instead of 20-25% down if all other numbers work out? 

Reason for asking...I could buy two rental properties if I can put 5% down instead of 20% down, but only one if I need to put 20% down. I'm under the impression that more doors = more money, so a little less revenue from two units would be better in the long run than more revenue from one unit. 

I'm curious from more seasoned professionals if there are negative repercussions from doing this that I'm not seeing? Any and all feedback welcome, thanks in advance!

My landlord is telling me it’s my responsibility to trim the bushes in front of the house or they want to charge me $120 to do it.

Is that my job?

I cut the grass and weed eat regularly and the yard looks great, but I don't have the tools to do a professional bush trim and don't believe it should be my responsibility to pay $120 for that. I'm in the state of WA.

Hi all, 

I own a moderately successful ad agency managing Facebook and Google ads for ecommerce companies. I have also started investing in Real Estate and am really enjoying learning here on BP. 

I'm curious if anyone has any advice (or better yet, stories) on how to take money out of a company that you own and invest it into property without having to pay yourself payroll and tax it all... 

I'm sure there are some roundabout ways, or advanced strategies that I'm unaware of and would like to start looking into. 

All ideas welcome!

I've been looking for a 2/3/4-plex in Spokane, WA. I'd love some recommendations for an investor-focussed Realtor in that area. I'll be driving out either this weekend or next to look at some properties.

I'm looking to invest in a 2/3/4plex in the Spokane area since I've heard so much about it. I'd like to move there for a year or two and renovate the units as I can myself, but am curious about how easy it is ti find renters around the area? 

I've read some great news articles about everything other than finding a building, but haven't had too much trouble locating some that match my goals. 

With that, does anyone have any advice on areas that are better for renters, or reasons for/against buying a rental property in the Spokane area?
