Anything over two bedrooms needs two bathrooms. Guests are there to do things like hike, visit museums, go out to eat, etc. They don't want to sit & wait around for everyone to get ready. With that said, if there are only one or two bedrooms then they won't have to wait too long.

I use Proper. They're not bad.

There is a market that Booking.com has that don't use Airbnb & VRBO. You're undoubtedly missing reservations if you're not on there. My guests from there are typically older, but higher dollar reservations. Best suggestion I have is to text them instead of relay on the dashboard, because it is very glitchy.

Add some unique amenities to it. Should be easy to do on 14 acres. Partner up with some local companies, bump your prices, and hire a manager to handle it for you. A group of us meets twice a week to chat through unique add-ons if you want to join us & brainstorm.

Pricing will def help, but you can also market it to different clientele on the weekdays. See if there is anyone that comes in town for interviews, or specific week day jobs & make sure you're set up for that.
