@donspafford - I am currently looking for duplexes and triplexes that are separately metered. Would you happen to know a good portfolio lender in the area? I am currently house hacking and I’m trying to find a lender that will recognize that income. I’m also trying to figure out what the nice parts of pocatello are and what areas you would recommend to stay out of.

Hi BP, I’m looking at the Pocatello market and wanted to see if anyone has some insights/advice on the market. Things to know and watch out for in Pocatello and CU’s that are investor friendly? The type of properties that I’ve been looking at are mainly multi family properties near the university (ISU) area. Thanks!

Post: Basement insulation and 120V cooktops

2 things that I need suggestions and counsel on:

1.  What kind of insulation works good for a basement?  Is the polysterene boards any good, or should I go with another type of insulation?

2.  In the process of finishing up my basement I want to put in a small kitchen and have been looking into different types of ranges/stoves.  Instead of installing 220v I was exploring the option of putting in one of those 120V cooktops, has anyone used these are they any good?  I don't think the tenants will be cooking much honestly and I think this would be a more cost effective option.

Comments/suggestions are very much appreciated.

Rebecca Belnap sorry for the late response! Yes the 5% conventional was for a single family but they would be willing to finance anything up to a 4-plex like that if it's owner occupied.

Hi BP, I recently bought a house in West Jordan, Utah and I'm looking into putting a kitchen in the basement so that I can rent out two rooms. I need a GC in the Salt Lake area, any recommendations.

Just wanted to mention that the 3.5% fha loan or 20% down aren't the only options around. I was able to get a conventional loan and was only required to put 5% down. Remember that although putting 3.5% down might seem really good the PMI will never come off like in a conventional loan, it will be there for the life of the loan, and that might effect your ability to cash flow well.

Hi, I am ready to jump in and purchase my first property. Since I will be moving to Salt Lake City I am trying to find a good house that I can house hack. Specifically I am looking for a home that has a walk out basement with at least a 3/4 bathroom that I could convert into a separate unit. Does anyone have any RE agent recommendations in the Salt Lake area?
