Post: House Flipping still viable in 2025?

Hello,

I wanted to see how other's peoples experience has been last year or two with house flipping across the front range? I'm currently in tech and own a few rentals and was intent on starting a house flipping business a few years ago for some passive income and something to fall back on. Long story short didn't have the bandwidth, but now I'm thinking it may be time to start a new and do something else with my time. I'm wondering what everyone's experience has been with house flipping along Denver and Northern Colorado. is it reasonable to make 100-200k a year in this market? What methods have you found successful, I am open to discussion.

I am curious what strategies and areas people are looking into and investing in for 2025 in Colorado? I live in Fort Collins but open to the front range. My wife and I haven't leveraged the 10% second home loan yet, for us currently that is the most realistic path forward for current costs of properties but I'm unsure where and how we can pull that off, been out of the market for a little while so wanted to see what others are doing to make it work in this state as I want to get back into the game this year.

Any members have any experience or luck with house hacks in Fort Collins, specifically multi family? I know it is much harder to find deals in Fort Collins, but I know people are still investing here and having success. Have had some experience real estate investing (1 house hack and 2 rentals) but took a break this past year. I wanting to get my hat back into the ring and see what I can do in my own town of Fort Collins.

Wondering in the current market if anyone has found success house hacking in northern colorado lately? Properties are very pricey currently and even with 20% down owner occupied im finding it difficult \ impossible to make the numbers work. I already own 2 properties in NoCo but I’d really like to get another without having to put a massive down payment down.

if you’ve found an area or strategy that is working for you in this area I’d love to hear it.
