@Christopher Phillips So I would never be able to put less than 20% on each new property I would want to obtain?

is it possible to keep putting down 3.5% down payment of each property you buy, or is it only a one time thing for first time home buyers?

Good afternoon Mr. Warren. First off id like to thank you for commenting on my thread. Secondly, I have already begun to look for a lender. I have spoken with one from Wells Fargo. He asked me all the basic questions such as my credit score, length of employment etc. Now im only 20 years old so my credit score history is long enough, same thing with my employment history. But he did tell me some good news which was that if I can find a cosigner, there should be no problem for getting a loan. After the call, I talked with my father about this and he said he has no problem helping me with obtaining the loan. Im mostly searching in the little cities around Chicago such as Niles, Des Plaines, Mt. Prospect, Schiller park to just name a few.

Hello everyone, my name is Matt Skiba, Im 20 years old out of Chicago. My goal is to buy my first rental property by my 21st birthday which is going to be in July. I work construction now (mostly interior) and im saving as much as I can for my down payment, once i find a great deal. Im looking to connect with investors and landlords, someone who can give me advice, tips, perhaps even mentor. In return I can help out for free ofcourse with many things such as landscaping around the property, repainting vacant units before new tenants move in, showing vacant units to possible new tenants, and many other things. Feel free to message me or comment on this thread. Thank you
