 Midwest is one of the popular places. But I would look for landlord friendly states/cities where you can maximize spending power for maximum returns.

Hi,

What areas are up and coming real estate locations and what areas are the current best RE hotspots

Hello BP,

I wanted to know if anyone had some kind of spreadsheet that shows an approximate estimate as to how much it costs to renovate certain areas of a house (eg kitchen, bathroom, living room, walls, paint, exterior, etc). I just want to have some kind of reference so that if I buy a distressed property, I'd at least have some kind of idea as to how much it would cost to restore the property.

@Seb Ko Yes definitely not even thinking about conventional financing. I am most defiantly thinking about a partnership but most of the people I know are very risk averse and don't like investing their money.

Hello BP,

Just graduated college last year as an engineer and right now I am having a really tough time finding a job. In the meantime I have been reading a lot of investing books and I am very passionate about getting my first deal in. However, I have a limiting factor in my way which is not having a job hence not being able to finance any properties.

I do have cash saved up for a down payment but I was wondering what is the best way for me to buy a property with no job. Please any and all feedback is welcome.

Even though this may be a “limiting factor” I never limit my mindset. I know that there is a way for me to buy a property; whether it’s partnering up with someone, having a co-signer, or hard money lender (possibly ?), but I just want to hear what BP has to say.

I was wondering is it okay to buy properties that are already occupied? I heard people go through a lot of problems when they buy occupied properties because sometimes the seller wants to sell the property because they weren’t able to evict the tenant.

What are some things I should look out for/ask my agent about some of the occupied properties that I find ?

Side Note: I’m willing to help any investors out with their investment journey free of charge in exchange for the experience that comes along with it. Just want to know the ins and outs of investing so I’m willing to dedicate my time to help any investors with their investment journey.

Was wondering if anyone knew any good cities / neighborhoods in the Cleveland area to invest in ? Also what are some common problems I should look out for with the properties over there ?

Just curious, is anyone willing to partner up on an investment property out there ?? I am very serious and dedicated in regards to real estate.
