Buying properties that are already occupied

Hello,

I was wondering is it okay to buy properties that are already occupied? I heard people go through a lot of problems when they buy occupied properties because sometimes the seller wants to sell the property because they weren’t able to evict the tenant.

What are some things I should look out for/ask my agent about some of the occupied properties that I find ?

Side Note: I’m willing to help any investors out with their investment journey free of charge in exchange for the experience that comes along with it. Just want to know the ins and outs of investing so I’m willing to dedicate my time to help any investors with their investment journey.
