I will definitely look around for some partners to at least analyze the deal before I make a decision. I think even if I don’t go the wholesale route, I can potentially look for something more suitable for a starter. If I can find a good wholesaler than I would definitely do it!

Do it, don't overthink it. Your son realistically is the best tenant you can ever have and he can vet your other tenants. This is the best way to secure your first property, my guess is renting by the room saves students money compared to the cost of living in a dorm.

@Pedro Huichapa all depends on the deal. You could find one big deal or several smaller properties and diversify. Depends on your risk tolerance and experience. I would start by focusing on building your team. Find an agent, lender, and property manager that you can trust to help you accomplish this goal. Only a team can truly help you maximize your return through their experience and expertise.

Talk with your insurance broker and be transparent about your situation, if you need a rec let me know. Better to have peace in mind and have appropriate coverage than to worry about your liability on any incident.

@Bryce Wolfe I would start high and negotiate down. If you are adjusting the lease then you should be compensated accordingly. Make sure to secure a non-refundable deposit. The average pet rent for that breed is around $60 a month with a $300-$500 deposit but I would go slightly higher since you are changing the lease agreement.

Hey Shawn, look for homes in the 230-300K range that have been sitting on the market longer than 60 days. Then start making low offers. If you find a listing at 230K that you get for $180K, it just leaves more room for you to use your capital elsewhere so long as you are happy with the house. The main point that I would focus on though is days on market, find some sellers that might be getting nervous/desperate.
