Hey Maria, put it on Zillow. You can rent it as a furnished rental and I have even had cooperate insurance companies reach out to me through Zillow. This is where I have seen the most success!

In Phoenix we are seeing travel nurse demand slow down, but overall MTR demand grow. It depends on your property type, larger single family homes are difficult for travel nurses to afford even with generous stipends but there are plenty of other tenants looking for furnished rentals through Zillow and Airbnb.

Hey @Mark Smith, I resonate with the risks you mentioned but I think you also have to look at the opportunity. In ten years, do you think that a property won't have appreciated in value? Do you think there will be an opportunity to refinance to a lower rate? Do you think after securing your first property you won't find it easier to secure your second? House hacking is difficult but not impossible in the Phoenix area. I have a client who is about to close on a househack duplex for his first property. There are wins out there in every market cycle! Have plenty of reserves to keep you comfortable, but remember it is impossible to win if you don't play the game.

Hey BP, curious who has experience hiring a short term property management company for their Airbnb? Was it worth the management fee? What were the cons if any?

Hey @Viktor Singh, charge a one time non-refundable pet deposit of a few hundred dollars and then monthly pent rent ranging from $30-$60 per month. This is in line with most rental leases.

Hey @Avery Lee, this is a tough situation but I would sell and try to do it rather quickly. One thing that nobody has noted is that property values could drop if several owners attempt to sell because of this HOA. You don't want to be on the wrong side of that tide.
