Become an agent, lender, property manager, or wholesaler to name a few. If you can find away to provide value to others through these roles, you will generate more capital and learn along the way.

Hey James, I would contact a lender in your market through BP and get a second opinion. There are many factors in qualifying for these loans and you should seek out multiple opinions if you are not content with your initial contact.

Hey Jose, If you are going to look out of state make sure you build your team first. Find a trusted and experience agent/lender/property manager, then start your property search. These individuals can help you avoid common mistakes in that market and provide the resources you need to succeed.

Hey Shane, I would reach out to someone knowledgeable in your specific market. Although you will get decent advice in the forums, you really should find a local advisor (Agent, investor, lender) who can see the property and understands the market.

What if you use your capital to learn a new skill and start creating more active income? Realistically one property is not going to generate enough cash flow to change your life, but could you learn a real estate related skill that could double your active income? My guess is that would make a larger impact in your situation.

Hey @Francesca Zanzucchi, I would advise against trying to MTR a property that required a 6 month minimum lease. It is more common in my experience to find a long term rental tenant who wants a 6 month lease than a MTR tenant wanting a 6 month lease.

I anticipate that it might be advantageous to try and broaden your tenant pool with different marketing approaches. I think it is always difficult to have success when you market to one specific tenant base. I would consider marketing this property as a fully furnished MTR on Zillow where you might find a broader tenant market that is not tied to the university.

Definitely charge, pet owners expect to pay additional fees when travelling so this is a no brainer.
