Hello everyone,

My name is Mason Jacobs. I'm not new to BiggerPockets, but I'm returning after being away for a couple of years. My wife and I travel state to state for her work, but I primarily invest in the Midwest. One of the perks of traveling is getting to attend real estate meetups in different markets — and our next stop is Randleman, NC!

I have a background in wholesaling, flipping, and managing buy-and-hold rentals, including LTR, MTR, and STR properties in the Kansas City market. I'm currently jumping back into investing while also working as a nationwide direct private lender with J&M Business Capital.

Through lending, I help investors with fix-and-flips, ground-up construction, and BRRRR deals. I'd love to connect with anyone I can help — or partner with — on future deals as I grow my personal portfolio.

I’m excited to build my network and meet more investors. If anyone knows of great meetups around the NC area starting in June, I’d love to hear about them — I'm happy to drive!

Thanks for having me back!

I would love to go to this but will be traveling. Will you have any online options or one in May?

@Jacob Ogan give us a little more info! What area are you in, have you locked up any properties yet? There will always be buyers for good deal! Going to local meetups is always the first step!

Quote from @Mike H.:

It doesn't help that interest rates are relatively high compared to the last few years and seem to be going up with the new inflation news and such.  And it also doesn't help that we're putting tarriffs on a bunch of key materials (steel and aluminum) which is going to drive up the price of materials yet again.  And if the 25% tariff hits canadian lumber, then everything is going to shut down.

I'd like to know when this country is going to actually do something to help new construction. The local govts aren't getting better they're getting worse.

I wonder Trumps thoughts on the affect of Tariffs and the cost of materials. With him being a Real Estate guy, I cant see him doing something that would put a huge blow to the industry.

Maybe the majority of our building materials is produced domestically?

@Devin James this was my exact thought!

@Eric Goldman had a good point, if you don't rent it out no one will lend DSCR, you might get a local bank but a DSCR doesn't work if you don't have it rented!

we can do it not rented but rate will be significantly higher. easier and more cost effective to rent it. unless the bridge money needs to be paid back asap or you need the funds back to buy more, then a cost analysis needs to be done. personally id get it rented at market rent or a touch below if time is a factor.

Im not understand, if he's in a bridge loan you are saying you will lend 30 years fixed on an assumed market rental rate? For us, 30-year DSCR is only available once they get it rented. It also wouldn't make sense to refi into another Bridge unless he's at the end of his period on the loan!

yes there are DSCR no ratio programs at higher interest rates 30 years fixed. so refi out of the bridge to that if 100% needed.. not recommended as i said unless no other option. get it rented.

Good to know and I appreciate the clarification, simply haven't seen anyone use it!

@Reilly Brown Have you used the Agents tab under Build your investing team? Should be a lot listed!

@Kwanza P. Under Build your investing team there is an Agents category! Take a look in there and start going through people's profiles to find the right one!

Hi jaycee Greene. Single family homes, multi-family fixer uppers, even commercial if it makes sense and between 100 - 120k. Thank you!

@James Soto I think it's a great idea, I love the BRRRR method if the numbers don't work as a BRRRR you could still flip it to bring in some capital! WHat specific questions do you have that we could help with?
