@Jason D. I agree. I have lowered it twice.  Due to a contractor issue that made me have to redo his work which in turn made me miss the summer selling season, my margin is way thin at this point.

Hello All,

I have racked my brain and can't come up with other ideas at this point and am looking for some advice. I have a listing for a SFR that has been on the market for three months and has seen little traffic. I have an agent who does a good job for me who has put on 3 open houses and placed the listing on all on-line profiles (Zillow, Redfin, Trulia, Facebook, FMLS, etc....). I have even posted my house on my social media outlets. Still no traffic. The agent is telling me that it is a slow market and there, historically, has been upticks in the last part of the year.

Would anyone be willing to share other "out of the box" ideas as to how I can increase the traffic to my listing?

This is a good question, as I am about to venture out into the rental property pool.  My wife and I have used the Dave Ramsey method of separate envelopes/accounts for each aspect of our financial lives.  This system has served us well, but when it comes to RE that is more convoluted I don't think that is the way to go. Seems too complicated.

Gita, yes, EXCEL has the potential to get corrupted easily but I am very familiar with it as I intimately use it on a daily basis.  I do also agree that this way would require many many hours of work to get set up. Yes, I reconcile my bank statements and use EXCEL for all my household budgeting needs.  From reading your bio, you appear to be an expert on RE financial reporting and to head your advice might be a good choice. haha... Back and forth, back and forth...I better get this figured out before I really get rolling with several deals.

Thank you all for your responses.  I think you are right in that using EXCEL would be best while I am small.  Although, I do like the idea of something like Quickbooks creating the necessary documents I will need. Using a mobile app never crossed my mind.  Makes sense that there is something out there for this application.

Marvin, I am in ATL and would like to know more about this property.  What condition is it in? Are there repairs needed? So, the $1,100 rent is actual rent? Your post says rents up to $1,100.

Hello All, as I get closer and closer to my first deal (that is to say once one of my many, many offers is accepted) I am in need of some advice of good bookkeeping strategies, tools, programs, etc that you have used in your business.  In my profession I am proficient in EXCEL and that is how I do my day-to-day bookkeeping, but is there a more RE specific program, strategy, or template that is useful when it comes to keeping track of RE specific items?  I will be flipping and long-term rentals.
