After purchasing the program I attempted to set up my business to track expense and the proceeds from the sale and for some reason I did it incorrectly and in no way did it track anything I wanted it to.  So, I am thinking that some formal education on how to set up from scratch would be more helpful rather than me just trying to figure it out from some on line videos.  My previous projects have all been flips so, there is really no ongoing income to track.

Thank you Ryan and Ross for your responses and good advice.  I have looked all over YouTube and it is overwhelming the information and types of presentations.  I have tried to get the program up and running by looking at videos and just found myself more lost.  I know once I get everything set up properly the daily implantation will take care of itself.  I just think if I can get in front of someone in the know then I will better understand the process.  Thanks again fellas.

Moving from EXCEL to Quickbooks has been a bit more overwhelming than I anticipated. It appears that I need some help and think taking some sort of class to teach me the set up and working nature of the program is needed.  Would any of you all know of a good place to seek out for this education?  Thank you.

Curious as to the thoughts of the group on lease clauses.  What clauses have you written in your rental leases that provide more protection to you as the landlord above and beyond the typical lease (ie. kick out, late payment penelty, etc...)?  Do you all have individual clauses pertaining to maintenance issues, maybe something like anything under a certain amount is the responsibility of the tenant?  This is my first rental and I am a bit aprehensive and would like the lease to be as protective as possible.   I want this to be a positive experience.  At this point I have run a background and credit check and the credit is alright in the mid-600's, but there were two felony convictions in 2006 and 2009.  Since serving his time, he has had a steady job for the past 3 years and, according to his references, has been a model tenant.  Employment has also been verified.  I need to make a decision soon on this.  Thank you all!!

@Jason D. You are correct with the "costs don't make it worth more money." I agree. I am not one to just say my house is better than the rest just because it's mine. I think I'm a pretty realistic guy.  I am a commercial RE appraiser by day and have a good idea of values. However, commercial property values appear to be different than residential values in this case. haha.... you make a good point about the listing getting stale.

@Trenton Miller When it was first on the market at $224,900 we had a contract in 3 days.  This fell through with 48 hrs left of the DD period due to a husband & wife issue, not the house's.  Since then, the most consistent feedback is that they wish all 3 BR's are on the main level as some of the elderly lookers can't do stairs well.  But, the way the original floor plan was the master BR had a 1/2 bath so had to use an adjacent closet for the shower. This in-turn made me combine 2 BR's into a master suite.  In order to get a 3rd BR, I had to finish out the basement.  The master suite should set this house apart due to its large walk-in closet, which is not prevalent in this price point or market.
