Thanks for the responses. The PM have advised me that the rent comps in the area are looking pretty good so i put in an offer today.

    Hello, first time investor here and just getting started. Im moving to Ventura, CA when my rent is up in January 1st. Should I be looking to buy a multifamily to house hack or keep renting while buying rental properties outside the state of CA? 

    I qualify for a VA home loan. Got about $40k saved up and pre approved for only $600k through the VA home loan which doesnt get me much in CA...


    im leaning towards buying cash flowing, passive income assets and slowy build from there but wanted to hear what strategy other experienced people recommend

       Hi Chrissi, im in the same exact boat you are. New investor from socal, looking for out of state markets because ours is crazy, and i was looking at Ohio as well (cleveland and columbus). Reach out and maybe we can look for a networking team out there together

       Hello, I am new to this community and to the world of investing. My profession is firefighting/paramedic and I am working on getting into the business of real estate investing. Instead of buying a new car or a house, I'd like to start buying assets and build on wealth to be able to buy and rent out some vacant lands to farmers in the future so they can continue to grow food for us instead of it being taken away from American families. I currently live and work in Southern California so I will be looking into investing out of state, preferably a landlord friendly state so will need a solid network of good team to manage the properties. I am new so any advice would be greatly appreciated. Looking to learn more and be able to take action in the next 60 days. Thanks everyone and goodluck to us all.
