Hey Kyle, I am wondering how this went? Was it a simple hole plug or did you need to completely reseal the foundation wall (or worse)?

 I see a lot of houses in this are have water issues.

Get photos and references of past jobs. Try to check out their work in person if you can. Get multiple quotes and hear what each contractor suggests is the best route to fix the issue. Compare their estimate and quotes with other contractors. You will quickly start to see patterns and realize who seems like a better contractor. Get a rock solid contract with rewards for work completed ahead of schedule. Do an internet search of things to ask a contractor.

FHA- It doesn't work like that. USDA FHA loan is fine, no need to refinance into a different loan because you are going to be renting out. The only reason it would not be ok is if you have lived there less than 1 year and rent it out. That is considered fraud.

203k - it depends on how long ago you purchased the first property.

It sounds like you could use a very thorough explanation of the different loans. I recommend you go to a mortgage bank (google this) in your area and ask them a zillion questions. Be as transparent as possible and they can help you figure out the best loan for your next purchase.

@Gregory Cudzilo Condos in NoVa are great and have the possibility of cash flowing well day 1. People who say otherwise don't know the area. It takes some hunting to find a good property.

Side note, I actually have never seen a house or townhouse cash flow in NoVa day 1 (unless it was a house-hack). People pay the premium for personal space inside the beltway.

@Joseph Niedermeyer I guess it's all risk tolerance.

I do all of the above and real estate. Diversifying seems like the safe option for me. I don't want to be pigeon-holed if one asset class tanks and all my eggs are in that basket. My savings split is about 50% stock market and 50% towards my next real estate purchase.

Some people only invest in one asset class like real estate or stocks and that seems to work well for them.
