Post: Why is Brooklyn a lot more popular than Astoria, Queens?

Hi All, am hoping for some feedback here.

I am comparing Astoria in Queens against what I think as similar neighborhoods in Brooklyn, ie  Bed-sty, Bushwick, Crown Heights.

If it is up to me, Astoria would be my #1 choice without a doubt.  


But demand for Astoria housing never seems to be able to catch up with Bed-sty, bushwick, crown heights.


Can someone offer some insights why you think that is the case?


Astoria has so much more to offer IMO.  And it is way closer to Manhattan.

It has become worse since COVID. Even before COVID, you would be lucky to get someone out before a year, now after, it's even worse. You really have to know the rules before you proceed and they are very confusing and a wrong step can get you in trouble.

The list of what to know as an NYC LL is so long that it is almost impossible to list everything here. The best is to probably hire an expert for a few hours to discuss.

 Thank you !  The fact that it will take a year to evict someone is enough reason for me NOT to pursue NYC.

Hi All, I was told it is particularly difficult being a landlord in New York City because the laws tend to favor the tenants in a ridiculous way, can someone offer some insights how bad or how ridiculous can it get?   For example, are we talking about half a year or longer to evict a tenant on average?

Anything in particular about NYC landlord-tenancy laws I should be aware of ?

Am looking to become a landlord in NYC, would like to know the things I should be aware of before taking the plunge.

Hi All, 

Can someone recommend a good tenant background/credit screening service that provides in depth reports and not just a YES/NO general recommendation? 

I see that the following service providers have been mentioned in the forum, has anyone have good experience with any of these?  Please add to this list if there are others that I should consider.

I had used MySmartMove many years ago, they only gave me a very general YES/NO reocmmendation back then, not sure if things have changed.

Is home title theft a concern for home owners nowadays?  Is it really that easy for people to steal your home title online?

I just saw an informercial advertising HOME TITLE LOCK service.

I guess this shouldn't be a big concern for homes that carry a mortgage, but what about homes that are owned outright, worth subscribing for the service?

Just came across this on another site, more reaffirmation that shorter lease is the way to go to minimize potential headaches over eviction moratorium law.

  1. "Allow the lease to expire (including the landlord’s provision of any required notice), and do not renew the lease. In Florida, a tenant who remains in possession after expiration of the lease agreement without the permission of the landlord is considered a “holdover tenant” and is subject to eviction and double rent under Section 83.58, Florida Statutes. While the CDC Order may prevent eviction of the holdover tenant over his or her objection, the tenant may be more motivated to voluntarily vacate the property due to their liability for double rent."

you can have a decent website for $2000 or less these days depending on the complexity of the website you have in mind, so not necessary splitting hairs over this.  If the LLCs that you own all flow through to your personal Schedule C anyway, the end result is the same on your 1040 tax return.
