Investors are more interested with tenant-occupied properties. If you are looking to get an immediate cash offer, then selling it to an investor is the best option. However, if you wish to maximize your profit, you can most likely pay an incentive to the tenant then wait for least a month before having them move out to allow them to find another property.

Can someone give me some insights on what the wholesale market is in GA? What areas are strongest?

I've used REISkip in the past but get too many wrong #'s.  I've also used Mojo's skip trace service before but found that you get what you pay for, if you know what I mean.
