I am currently living in Seattle and would like to invest in Kansas City since the market is more affordable with a high ROI. I am looking for a MFH property

@Landon Beamon I agree with Loh. Out of state investing is all about your team. Have you connected with an investor friendly agent in the DFW area yet?

I am also managing a rental from a distance currently as I have a property in DFW and living in Seattle. It has been fine because I’ve utilized the local agents and investors and they have been helpful.

Looking at a few different markets and wondering how folks currently vet PMs? Do you create contracts for your PMs? Or you let them structure the agreement?

@Joe Kilchermann I can relate to you as far as not having time to sit and read. I’d suggest listening to the biggerPockets podcast as much as possible. David Greene’s book, Long Distance Real Estate Investing is also available in audio book format!

@Charles Parrish curious as to which out of state markets you’re currently investing in from Maryland?

Hi @Brian Koons how will you do both self manage and have a property manager? Are you thinking to split the responsibility?

I think that would be a waste of money on your end. How about you self manage 100% and learn the ropes yourself?

@Rabih El-Khoury what made you pick Memphis as your next out of state investment? Also, how do you vet real estate agents and property managers in these areas you’re unfamiliar with?

I’m thinking about starting a property management company without a license but with a broker/agent. Is this possible? And worth it?

I was thinking to get a license but I was thinking I can get one while working with a broker/agent? Usually you have to get a license under some sort of real estate company and I’m not currently working with one right now.

Thoughts?
