Hi all,

I have a newbie question and would really appreciate your help.  I'm looking at a 2 bdrm property that I believe can have an extra bedroom added.  I'm planning to invest long-distance and want to hire a contractor to check out the property to see if this is a feasible option.  How would I go about doing this - would I have to first make an offer with an inspection contingency?

Thanks in advance!

Hi all,

I'm in the process of looking for deals out of state and have been in contact with several agents in the area to help me sort through the market based on my criteria but I'm having a hard time finding the right town/street as many seem to be block by block.

One of the agents I've come across has directed me towards a recommended property manager to find the right "streets" and told me to look on public sites on zillow/etc to further discuss the right deals with him.

I just wanted some open ended thoughts on this - am I talking to the wrong agents?  Or should I be finding this info out from property managers i/o the agent himself?

Thanks in advance!

Hi all,

I have a newbie question for you all and hoping you can help.  Currently looking to invest out of state and in process of determining the right market.  I also understand that I should get pre-approved prior to making any offers but...

1) Do I have to know the exact location/market to get pre-approved for a conventional loan?  It seems I have to enter the location in order to proceed with the process.

2) I've seen that the pre-approval usually doesn't last beyond 45-60 days and as I'm still in the very early process - not sure if I should wait until I've determined my market.  I would like to avoid having to get pre-approved again if I happen to exceed that time frame as I've also heard that getting multiple pre-approvals can affect your credit?

Thank you in advance!

@Michael S.  could you pm me the audio as well? i bought the book and asked for the free audio but received nothing, thank you!
