@Frank A Castro Congrats on looking for your next investment that's awesome! 

I see hear this a lot with other agents unfortunately. The question Is... the agent you are currently working with, is he an investor himself or does he works with other investor clients? Really the question is does he understand what the numbers look like on your end? What the numbers on both ends ? The numbers you need to make in order to receive the ROI worth the investment. Also the numbers on his end, the realistic numbers on the comps of the area to find the most realistic price to start the negotiation. If you really like the agent maybe you can teach him and get him to watch/ listen to some BP podcasts. He may become your best advocate after that. Either way he needs to get on the same page as you or more on. Good Luck!!

@Nia Hinds Welcome and Congrats! Its great you have taken the first step in becoming an investor. I know when I first started BP was a life line because there is so many directions to go and it kind of felt a bit isolating because most people around me were not investors and had no interest in investing. I completely agree with @Scott E. when he says absorb as much as you can. When you do start you'll start thinking to yourself I think I would like that. @John Underwood what are the best ways you have found to winterize your rental with guests coming in and out? I have been telling guests to let the faucet drip and explaining why has worked so far, but not all guests read messages or instructions. Would love to hear your thoughts

@Anna Antipkina Merry Christmas and Happy new year to you as well! I know from personal experience with having an STR that a great cleaner is so important. I have been through my fair share of cleaners, but now have an incredible one now. I would honestly say yes over communication is better than none, but I get over communication can be frustrating.

I have found when I lay out in the interview process what I am looking for and what they can expect from me it works. Just let her know when really needs to communicate and thank her for being so attentive (of course if she isn't she needs to go anyway). What are the important items are for you? Mine are letting me know if anything is broken and needs to be replaced, when items are low and need to be restocked, and if she is running late for the next guest check in. Other than that we just exchange a few pleasantries and an occasional I send her bonuses just to say how much I apricate her ( I factor this into my cleaning fee).

Hey @Jeff Koval first great job on hustling the way you have that's awesome. Are you looking to more STR's? or are you wanting to be more in the Mid-term or long term market? Tampa is a great place or short term and mid term. I'm in the Bradenton/Sarasota area known for Anna Maria Island and Siesta Key ( also name of a realty TV show based there) Along with some other wonderful sites. That also being said there are a lot of major hospitals in the area bringing in traveling nurses and other contracted healthcare workers. Along with Our major "snowbird" season it makes for a wonderful short term and mid term market. Let me know if you have any other questions, always happy to help.

@Sara C. I'm sure you are frustrated, but at least you are taking the steps to reach out. As most people have said focus on your market. Who is living there? what Is the average rent for the area? Rent-O-Meter is a great tool to use. Is there a way to make your home seem more appealing? I stress to not over improve just having a clean space with professional pictures does wonders. Where are you advertising to rent? I wish you the best!

@Chase Jacques-Maynes Congrats on graduating and way to go with your mindset!!!! Keep it up!! You are already years ahead of your classmates. @Brian Bohrer has great advise and completely agree with everything he said. If I were in your position would work on trying to get pre approved first then see what you qualify for and if you can get qualified without anyone else. More than likely you will need someone to co sign with you. Depending on your relationship with your Parents/Family see if they can help so a creditor is willing to finance you. Check into different loan options as well like FHA (first time home buyer) yes you pay PMI (Private mortgage insurance) but depending on how much you save might be helpful since you only have to but down 3.5% of the purchase price. @Sunir Manandhar congratulations on entering the world of real estate investing! In my opinion it all depends on what is provided in the room? If you are just offering the room that is okay but I would phrase it like " Beautiful Room to Rent in Quite neighborhood Near City Attractions". Obviously only say that if all those things are true, but something along those lines. If you are renting a room that has a fridge, hot pan, bathroom and a separate entrance then you would say " Beautiful Suite in Quite neighborhood Near City Attractions". You could call it an apartment unit at that point but, it maybe miss leading and you don't want to start off that way with potential renters.  Either way there is nothing wrong with saying you are renting a room. A lot of people are looking for rooms to rent especially depending on your area. Wishing you the best!
