I'm not a realtor, but maybe I can help. I live in the next county over. I lived and worked in Greensboro for many years. I know Greensboro is a hot market right now. If it is in a good location you will need to offer asking. A good general contractor is going to be hard to find. If you find one he is going to be busy. Please feel free to ask any other questions.

Thanks everyone for your help. My problems  are solved. I will use a 203k loan to finance home plus renovations.

My bank will not talk to me without a 700. I'm a member of the credit union through work but it is a VIrginia credit union and they will not do mortgage in NC

Hi everyone!

I need advice. I am unsure of what to do and others opinions would be greatly appreciated at the moment.

Here is my situation. I want to buy a owner occupant house to actually live in. It is in foreclosure asking 80K great neighbor, great house. House last sold for 195k several years ago. Tax value 190k. Similar houses sold and selling in the $170 range.  It has some issue mostly cosmetic with maybe something going on with heat pump although it did turn on. It has had 2 offer that backed out because of lack of time for DD which is 10 days. Those people are still interested. Escrow is $3k.

My situation: I am currently living in while flipping a house that should sell in the $150k range. Hope to list in July. Just closed yesterday on a small house that I will make minor repairs and sell as a starter home. I have 25K to finish the 2 projects and make a down payment. My credit score is not great 660-670 range. I called a local bank and was approved for the Homestyle Renovations loans but they are the same bank that has the hosue in forclusure and now they are saying that is a conflict of interest and will not loan to me.

What would you do?

On my second live in flip. No spouse just 2 teenage kids. The first flip was a nightmare but now they are more accepting of it. I 90% completed their bedrooms at the beginning so that they have a place to go when I have many projects going on. My daughter hates it the most. When she gets overwhelmed I remind her of the potential money and take her shopping. It works for her. I love living in a flip. I'm not sure I could be happy in a completed home.

You can buy kits to reglaze the inside. I have not tried it but was told it is no big deal. You can paint the outside any color also. I just painted the outside of one satin black and it looks amazing. You can also repaint the tile. Do a goggle search. If the glazing is good on the inside of the tub paint the outside and the tile to match. Please save the tub such a rare find and southern women love a claw foot tub.

Hi everyone!

I'm Mary:) I have been dreaming about flipping houses way before I even knew it was a thing. I love taking something old and turning it into something new and beautiful.

I bought my first home to flip a few years ago. We lived in it while I renovated it. It was my first and to be honest I was a little scared about the whole situation. I keep it  a little over 2 years before I put it on the market. I tried for almost a year to sell it myself and I was not getting the traffic I needed. I listed with an agent and it went under contract within a couple weeks! That experience gave me the confidence to know that I can do anything I set my mind to. I am now on house number 2 and  I now have the fever. I just made an offer on house number 3 which is may be my first buy and hold property.

My plan. Flip every house I see!

I am here to learn. Anything and everything I possible can. I also hope to meet people here to help me grow my business.
