I contacted the daughter (son left the state) and she wants nothing to do with the property.  Still in the foreclosure process. I am pretty new to wholesaling so I am not sure how to proceed of if its too messy and I should just let it go.

I found a property wherein the owner died 2 years ago with no will. The decedents of the deceased were living in the property and paying on the property until recently. Once the notice of default was filed, they abandoned the property. Search of the deed indicates the deceased on title. My question is, if the foreclosure is not final, who owns the property? Can the dependent so lay claim to it?
