I may be able to help. We offer 12-24 months loans and up to 7M for ground up construction projects. Plus we would do 0 points/origination fee for your first deal and a rate between 10.99-11.99% 

If you have a 1st position loan already in place I think I could compete against it in order to simply fund the entire deal, that's how you would be able to get the best pricing no doubt.

I just sent you a DM too but I think I could help, we offer DSCR 30 year fixed rate loans for mixed use and that's almost exactly where we fall with rates for them, more like 6.50-8.50% rate. Up to 75% LTV

 Hi Krupa, 

We actually offer 0 origination fees/lender points for your first deal with us if you’re from bigger pockets!

We'd be able to offer a rate between 5.50% - 7.00% for DSCR, and between 8.50% - 11.50% for fix & flip loans


Last, we fund up to 90% of the purchase price and 100% of the rehab for bridge loans. For DSCR we fund up to 80% of the purchase price or current value if it's a refi like your situation.
