 Hi Krupa, 

We actually offer 0 origination fees/lender points for your first deal with us if you’re from bigger pockets!

We'd be able to offer a rate between 5.50% - 7.00% for DSCR, and between 8.50% - 11.50% for fix & flip loans


Last, we fund up to 90% of the purchase price and 100% of the rehab for bridge loans. For DSCR we fund up to 80% of the purchase price or current value if it's a refi like your situation.

  • 80% LTV

  • TLA: 312K
  • 5 year ppp
  • NO points for your first deal with us

Hi Denis, I tend to offer fairly competitive rates for both fix & flips and DSCR loans. Here's some info below if you'd like to know more. We can always send you a soft quote if you're looking at as specific property!

Bridge loans:

  • 8.49-11.99% rates
  • up to 90% of PP funded and 100% of rehab funded
  • No PPP
  • 1 lender point fee
  • Close in 7-10 days

DSCR:

  • 30 year fixed rate available
  • 5.50-8.49% depending on the property details and your FICO
  • Up to 80% LTV
  • Anywhere from 0 to 7 year ppp options
  • 1 point lender fee

We lend on properties bought at auctions! I have a borrower that buys that way quite often and we can lend:

  • Up to 90% of purchase funded
  • 100% of rehab funded
  • 0 origination/lender points, 1 after that
  • close in 7-10 days
  • between 8.50% to 11% rate

My real estate experience thus far has been buy and hold although I have used the crew to do several jobs for me and have referred them out to others I know who have had only great thingsto say about them. 

I'm seeing deals all over town, if I can swing a big enough club, it would be highly worth it to pick up some of these beach properties that are now listed for up to 80% off value, rehab and flip them. 

 @Christian Chartier We could certainly help with this, we do a lot in Florida so we've lent on deals like this before. We can normally do:

- up to 90% of purchase funded

- 100% of rehab funded

- 0 points for your first deal with us, 1 point after that 

- close in 7-10 days 

- no PPP

@Sonia Jones we offer DSCR loans on multifamily that are actually pretty comparable conventional rates, we can usually do

- 70% financed

- 6.5% - 8.0% rates

- 30 year fixed rate

- 28 day close

- 0 point on your first loan with us
