New to BP.

I have a Lot deal with a extremely tight closing window under contract. Had secured all funding which has now become temporarily unavailable. Looking for a private money lender for 200k.

Thanks,

Josh

Just DM'd you too but would like to connect! I finance flips as my bread & butter and we have quite competitive terms

We also offer NO origination fee/lender points for your first deal with us

I am looking for construction financing for a project in the Vegas area. Looking to finance $350K. ARV of $509K. We have ground up construction experience on Multi family units in the area as well as one partner who has been a GC in SoCal for 30+ years. We own the land outright, have a preapproved plan set, and exact model match comps at $509K. Currently in the process of purchasing the water rights as the lot will have well and septic. Hoping to break ground by February 1 2025. Good FICOs and cash available to put down. Thank you.

 Hi Michael,

Just DM'd you too , but I can certainly assist! I just funded a project that was 11 town homes being built in a new community

We fund up to 85% DD LTC and charge no points for your first deal with us

Quote from @Larry Fullard:

Hello! I'm wondering if anyone has come across or has a reference any HML that lends in Phoenix AZ, who actually lend 70% or greater ARV without the LTC or LTV kickers of 80/90, true 70% percent financing?

 Hi Larry,

Just DM'd you too we can do this! Pricing will take that into account but I'm sure we can make it work and most likely beat what you're currently getting offered

Let me know if you'd like more info!

We also offer 0 origination fee/lender points on your 1st deal with us.

Quote from @Joshua Myers:

We have 3 A frame cabins built on a single 5.5 acre lot in Hocking Hills. It has been financed all cash so far and we plan on building a total of 6 additional cabins in phases over the next three years. We are exploring options, but aren't too excited about taking on 7 figures of debt on a construction loan. We are looking for a DSCR loan on the existing three cabins to use as permanent working capital while to fund the rest of the project via equity.

If anyone knows a good lender in the area that can work with these constraints please let me know.

Thanks!

Just DM'd you too but I can definitely help!

We offer up to 75% LTV on cash outs that are 30 year fixed rate loans, so you can take all the time you need

I'm confident we can beat your current pricing too, our rates are pretty competitive if you'd like more info!

Quote from @James Jensen:

Hello!

I am new to DSCR loans and wondering if there are any companies that offer a DSCR loan for large apartment buildings? The few I have found so far only do smaller multifamily properties. I'm looking to get a loan for larger properties- 20 units and above. If a DSCR is not an option, also open to other creative financing ideas!

Thank you,

James Jensen

 Hi James,

Just sent you a DM too, but I can assist!

We normally lend up to 20 units which is right at your minimum, but we have gone over that in the past if the deal makes sense

We lend up to 80% of the purchase if you're going to rehab it first, 70% LTV for a DSCR purchase.

Plus we offer 0 origination points for your first deal with us and rates are between 6.00-8.00% on average

Let me know if you'd like more info!

Any referrals for hard money lenders that will work with new investors in Ohio? I’m in college and am looking for funding for my first Brrrr deal. I have a 760 credit score and 70k with no debt. I’ve also been interning with an experienced investor for over 6 months so I’ve gotten familiar with how the process works.

 Hi Eli,

Just sent you a DM but I can assist here! We don't look at DTI so the debt would be find and your FICO is pretty strong

We can lend up to 90% of the purchase + 100% of the rehab, plus we offer 0 origination points for your first deal with us!
