I think internet marketing is great. It is a good way to stay connected. But to truly be successful you have to stay ahead of the curve. Almost 85% of agents and brokers have a web presence now. There is a shift going on in the marketing industry right now. The PC and the Lap top is becoming a secondary item. The big boys like Google, Facebook, Microsoft, Amazon... etc... are spending billions now acquiring or building Mobile platforms for their marketing strategies. Smartphones are now an extension of peoples arms, Everyone is now texting, Its the #1 way to communicate these days. Its why Facebook is so popular and has made billions.

96% of people read there texts 83% of those text are opened within the first hour. 90% people now don't open their emails...
Do you see the shift?

Let me give you a short example: You are selling a property, you have a for sale sign up in front that says for more info TEXT Smith St to 90210. Thats it!!! Once they text Smith st to 90210 they instantly get a text with the sales price, a link to a virtual tour , pictures of the inside and the Sales agent mobile business card.
No more coming to the house to open the door and maybe they like it. Base on the info given they will make a decision. On the flip side you now have their phone #,what property and price point they are looking for and can update them at any time with a click of a button.... no more flyers, you dont even know who picks them up and when you need to refill.

Both are good. Rentals are good for the long term cash... Especially if you dont have a 401k or some type of retirement fund set up. Flipping get you the infusion of cash right now. I have recently scaled back on the rentals only because of the headaches dealing with tenants. Flipping is my #1 priority .

HUD will always look towards an owner occupant first before considering an investor. They will also look at Net to them. Whatever formula nets them more.

I think it will all depend on the scope of the project. If its a total reahab and flip then i would go with a private lender. Things dont always go as planned and you may need the flexibility of a private lender. If it a carpet and paint flip then it would be safe to say a hard money loan may suit.

You can stay with a neutral color and add some pop with the trim and shutters.Tans and Greys are always a good choice. It will help also when you are ready to sell or rent.
