@Matt Honeyford great points. He has a history with the local police and they offered (suggested) to be there for the move out.

What is required for the tenant move out process and key exchange? The property is a duplex in Ohio. I have a volatile and problem tenant who is moving out soon and I want to minimize the face time at the move out and key exchange. Normally I’d walk through the unit with the tenant to do the inspection. Is this necessary? Or can we just collect the keys, ask them to leave and then do the unit inspection after they are gone? If the latter, what is the process for documenting any issues that would effect their security deposit? Thanks in advance!

@Michael Heredia if you are asking for info for the application and background checks I’d suggest looking at Zillow or Cozy applications. It’s free for you as landlord. They collect everything and send you the reports with the details you will want.

@Asher Carr your own square space page is a great idea - would you mind sharing the link here? I’m interested to see it! Just had success renting a unit via a free posting on Zillow - it works great IMO. It posts on 3 well trafficwd sites at once. The quality of inquiries was much better there than craigslist as Zillow inquiries can come with tenant info (income, history, credit range, pets, smoker, etc).
