I kinda gave up on the sales gig. It wasn't for me. I looked at it as basically being a full time begger. You beg to get the listing, you beg to get it listed at a certain price. You list it and it gets no traffic so you are begging for a price reduction. Ok it finally sells and at what price, so you are begging them to accept the offer. Is your begging over--- heck no! Now they do their inspection of the property, and find some issues so they want a price reduction so now you have to go back to your seller and beg again for them to accept the terms. Beg beg beg. I am not cut out for that.

Doing what I am doing now I never beg or even ask. I tell! But I do it nicely, ok can you install the carpet this Friday or the following Monday. , this suits me so much better.

I have listened to most of the podcasts. I have looked up past posts on the subject and read the threads.

The question comes up a lot on the podcasts about "how do you get good sub contractors." I keep hearing the same answer, go to Home Depot or Lowes, early in the morning and get names from the trucks at the store or even try to meet subcontractors there.

I have heard this on probably half the podcasts I listened to. So let's say I moved to a new city and I wanted to do a couple flips there and do them fast, how would I get subs immediately?

What I would do is get the Saturday or Sunday newspaper or get a local real estate guide. I would then look for new home construction sites. I would look at all types of construction types (luxury,tract, Townes, ect). I would then go to these sites and just walk around and meet subs there.

You get to see their work. Typically to work in this environment you would think they are well qualified. Most sub contractors get materials for homes from building supply houses, not Home Depot or Lowes. As a "builder" I never went to HD or Lowes looking for subs. Yes, now as a flipper/investor I use these stores for some items. But the sub contractors that typically work on my new home communities get their materials from other sources.

The building company I was with were building 150 homes a year prior to crash. And now I ventured out to be a flipper/investor, and my subs love me because of the additional work they now have. They have no problem accommodating me.

Walk a couple new home communities this week. If a salesperson question you, tell them you are looking for a new home to buy.

One question . Since you are a buy and hold investor , do you plan on refinancing for a conventional loan after 1 year, so you can free up some capitol to make future buys

I get a loan immediately. The loans are 25 years at 4%. I have a great relationship with a local bank. I will keep getting loans as long as structure great deals. B

I get my loan immediately. I get 25 year 4 - 4.2 % loans from my local banker. He said he will keep financing as long as I keep producing.

I have seen hubzu listings in MLS at times and at other times no. I don't understand

range has been 75-136. Average 105. 9 properties since 1/1/13 1 twin 8 detached singles. 5 capes, 2 ranch, 1 two story, 1 two story twin

The properties I buy typically take me about six-eight weeks to update and I spend about 20-30,000 per home. I pay cash for the home, fix it up and then rent it out.

I prepare my bank loan request two weeks before the tenant moves in and this gives me adequate time for the appraisal. In my loans request package I include.

Introduction letter- state pertinent information of property, loan, and information in package submitted.

The agreement of sale

My detailed breakdown of costs, with total money out

County record of property

Long CMA and short CMA. With details on comps

Cash flow analysis

The lease with credit check of tenant.

In total the request is about 50-60 pages that I put in a binder with tabs.

I am not sure if they read all the pages but it is what I believe a complete package..

In all situations, I got the loan for six that I wanted and only one property didn't appraise at what I expected. But we are talking $5,000, I can live with that.

I show my banker the home when I buy it and he sees it the week before tenant moves in so he knows what I did to the property . If there are any items that you think should be added I would appreciate the feedback.

All my properties except one were bought through the MLS. One was with hubzu. Also half are a Estate Homes. Oh and over half were bought only being on the market less than four days when purchase. Estate homes that are priced well go fast. I am a buy and hold guy selling only one of my nine properties bought since 1/1/13.

Sometimes I guess I get too close to my tenants. I see this coud be a problem. I am current with all my tenants now, but they do stretch when they pay. I do collect all late fees as well.

great job. I like the way you used your imagination to redo/reuse what you had. What is the next project in the pipeline.
