I have not had much income over the last couple years yet borrowed over 1.2 million in the last year for rental properties. I guess I would be screwed if I had to meet some kind of ratio.

my loans are all considered commercial loans and they are kept in house. I mention the limit to my banker years ago when I first heard about it and he said don't worry it doesn't apply to you . It seems most rules don't apply to me. But my banker never explained why to me.

Another point I hear is "get a good attorney". I asked my attorney if he should be consulted about what I am doing. He said it seems I'm doing fine without him.

What's the rule about loan limits. My banker told me there are no limits with me cuz I have a commercial loan????

I was up at 6 EST today and picket up my ipad and figure I would read som BP post and see how my threads were doing. What amazed me is the number of posts that happen during the night.

People you should be sleeping!!! The strange hours some people keep amazes me.

@Joshua Dorkin I just bought a new iPhone. My first generation iPhone was working like it was stuck in concrete. First application I installed on my phone was podcast. Then all of bigger pockets episodes. You just can't go through them once and think you understand. You have to listen to some of these several times to really learn what is being said. Or maybe you hear something and it just doesn't register, but the next time you hear it you have a ah ha moment.

You may not have been ready to understand the first time you hear something or you haven't done that in your career , but now you are ready.

@Blake Shaw thanks for the reply. I saw your website. You built some incredible homes. We were mid diet tract builders building the same thing over and over again. We were building 150+ homes a year until the crash. We can't seem to get our feet under us. New homes is a tough business, this stuff is fun and rewarding. Take care

always good to take a female. Somehow being in this business, we have a certain "look". I could always spot competition looking at my homes. She could add some camouflage . Lol
