Post: Can anyone recommend a good drywall / paint subcontractor ?

Been having a little trouble finding a good drywall / paint crew for a high end residential rehab. Looking for someone experienced with smooth walls (level 5) or, if that's too hard to find, with quality old-world or troweled on texture. Looking for a crew that knows how to use automatic taping tools and boxes as appropriate to knock out a job quickly and with high quality control.  Ideally the same sub would also do the painting.

Has anyone had good experiences recently with a drywall sub and /or painter?

Hi - I'm working on a rehab project and am looking for a good roofer for a standing seam metal roof. I've had a couple of bids that were all over the place so I'd much rather go with someone recommended by people on here. Very grateful for any recommendations or experiences people can send my way!

When calling I'm not sure if I should be talking to residential or commercial lending? It' seems like most of the residential mortgage people seem to think there is a law in TX that prevents a HELOC on a non-primary residence, but they can't be more specific and I have yet to find such a law. I've also heard of people in other cities in TX who were successful in finding an investment property HELOC, which would suggest there isn't really the law that some lenders seem to think there is.

From what I understand there are issues particular to Texas involving a line of credit or Heloc on a non-primary residence such as a second home or investment property. Has anyone had success in Texas obtaining a Heloc on a non primary residence? Can anyone suggest a way to go about finding such a lender for the San Antonio market?

Yes 12k is most reasonable. Ridiculous is a bid over 50k for two complete hvac units and all new ductwork, especially when the trunk lines were fairly recent and still in good condition and don't need replacing.

I'm working on a large gut rehab at the moment. It needs a new 5 ton unit downstairs and a new 3 ton unit upstairs, along with a fair amount of replacement and expanded flex ductwork. The plenums and main trunk lines are still in good condition though. I've received some ridiculous bids for this project so far. Was hoping people here could recommend some reasonable HVAC contractors for a job like this?

I am a business analyst relatively new to real estate investing. I am helping my mother, a real estate attorney, invest in single family and multi family properties in San Antonio to generate passive income for her retirement.  We have a contracting team we have worked with in the past and are also interested in learning about flipping properties.
