When you are a licensed real estate agent, you are held to much higher standards. Having a license all by itself will not help you find motivated sellers, it takes a long time and a lot of work to build up your clients list. Are you asking with the goal of purchasing properties from these motivated sellers?

Welcome to BP, @Roshunda Jones! Definitely a challenge to buy and manage remotely, you really have to trust your boots on the ground and even then things can go south. Do you have any family or close friends that might be able to help out and be your boots on the ground? Or, is it something where once you retire you can spend time building the investments up?

Hey John, I've had pretty good success using a Google Form to do pre-screening on potential applicants, this populates their answers into a spreadsheet, then after I've shown it to them and they are interested, I send over an application via Docusign. You do need a paid account for Docusign but there are free alternatives, like making a PDF with form fields ( https://helpx.adobe.com/acrobat/how-to/convert-word-excel-paper-pdf-forms.html ), or using a service like Cozy.co which has simplistic applications for free. Hope this helps!

@Manuel Lindekeit, welcome to BP! IL is a tenant-friendly state. Lake County is a very desirable area, comparatively. Does your cash flow factor in your debt service payment or are you paying cash?

@Anyssa Volarath, welcome to BP! Flipping in Lake & McHenry counties is hard. Most properties are overpriced and the ones that are priced well go very quickly. BRRRR is a bit better but still a very competitive market!

@Patrick Naughton, welcome! Have you considered areas like Round Lake/Grayslake/Lake Villa/Lindenhurst? I see decent options there frequently, depending on your strategy and goals.
