@Kyle Fadness First trick is to not tell people you are the owner. Second thing you can try is government housing voucher holders. If you have a good product, they should already be beating down your door.

@Alex Penalva You have to decide the quality of rentals you want. If you don’t provide a refrigerator, will your competitors?? Are you ok with that?? If you don’t put up blinds, then the tenants could be cheap and put up sheets and that will affect your property curb appeal.

@Brandon Coleman Depends on your situation and skills. Are you handy?? Do you want to take on a active role or a passive role?? At your age, I recommend house hacking to start or a basic rental.

@Kevin Mahoney Depending on the loan company, I’ve seen anywhere from 5% - 7%. If you do the math, you can see how this affects your cash flow.

@Joey Copper I can see the pros and cons of both sides of your arguments. I will say for myself, I enjoy PM most days because most days it’s simple and easy. Only every once in a while does it get tedious or time consuming. Even then, I still prefer to do it. You have to respect the hard times to appreciate the good times.

@Travis Cannon keep saving. $1500 is barely enough for closing cost. Your goal should be a minimum of $10K.

What makes a successful house hack in your opinion?? Is it living for free or is it merely living cheaper than it would cost to rent in that neighborhood?? I looking for all the benefits you can think of. Thanks in advance.

@April Littleton I would also suggest self managing for a year or so. It’s always good to know what goes into managing before you turn it over to a company that will take 10%.

@Daniel McDermott Can't use a LLC to purchase a property for FHA in my experience. You could quit claim it over later but then you are getting into legal which I can't advise you on.
