Be open to multiple opinions. Listen to those that are successful but remember there are multiple paths.

Define what success means for you. Maybe its 10, 100 or 1000 properties. You are unique. Design a life that works for you.

@Michael Haas thanks! :) I've only been at it for about 1.5 years actively but definitely ready to find a great house hack opportunity. I love that you are an enthusiastic house-hacker!

Yep, definitely agree with your assessment above. I actually had made an offer on a place by Othello that was off-market but seller ended up backing out as they were looking for more money (before Covid-19 hit). I've been mostly looking at the Single Families as everything 3-4 unit doesnt really meet FHA self sufficiency.

I'm in the same boat, that I would prefer and to house hack by the "unit" with an ADU and potentially by the room if I really want to maximize profitability.

@Jake Alger around 500k. Looking to stay in Seattle area but willing to go South to Kent. AS long as property has good access to public transportation like light rail.

@Alma Bagaoisan I have not yet at this point. Was wrapping up a property in NYS and haven't been able to go deeper into Columbus but always interested and will keep a look out.

Hi all,

I currently own a duplex where both leases are nearing their end. The upper unit in particular has been living there for many years and the place is a mess. 6 cats, 2 dogs. I know once they leave I will need at least 7k to remodel and get the place rent ready again. However once I do that the unit would roughly rent for 200$ more per month.

I don't have a problem per se with the uppers as they pay rent on time and I know they likely won't leave for a long time. Knowing that the place is in bad shape though and could rent higher if remodeled and re-rented at what point would you push to go that route?

There are more and more articles about the strong population growth in Columbus Ohio and I'm curious who on here invests there or has opinions to share.

Is it a good market to invest in for small multifamily and what monthly cash flow/COC returns do investors see there?
