Hi Jed, where in NJ was this?  I know that folks buy the initial liens with the premium as they are seeking additional ones uncontested @ 18%, but are there statistics as to how often there are additional unpaid taxes to be acquired?  Or are the lien they bought at auction typically satisfied and the only gains to be had are the 2%,4%,6%?  Thanks.

Thank you all for your prompt, informative posts.  This is going to be my first purchase so I'm going to heed these warnings and pass.  Although there could be opportunity, it sounds like there is a high degree of risk and effort to covert this into something legal, if that is even possible.  I don't want a nightmare!  Thank again.

I have been presented with an opportunity to purchase a Single Family home that currently has 4 separate units, each with their own living space, each with rent opportunity. One of the additional units appears to have been built, but is not found in the county records. At first glance the ROI is exceptional, however there does seem to be risk. The property is metered and zoned as one house, not a multi plex. Does anyone have experience with this, thoughts and/or warnings? It is enticing to say the least as renters are in place and no rehab is required at this time, I just want to go into this deal with eyes wide open. Thanks for the thoughts.

Hi there—this is my first post to Bigger Pockets. I've been reading the forums, books, listening to podcasts, and watching webinars for several weeks now. It's very exciting and motivating and I'm absolutely pursuing REI in 2016. I feel that the BRRRR strategy resonates with me most, so that is my current focus.

I live in Hightstown, NJ and am trying to decide between a few local areas to start. In NJ, I was looking at Hamilton and Ewing and in Pennsylvania, I was looking at Bristol and Levittown. Can someone who is familiar with these areas compare and contrast them? How is the rental market? Are there good contractors? Is there a meetup for other investors locally?
