I would take your cash, buy as many single family homes as possible, all with financing. $15k down for each property so you can get a bunch of properties, each of those will cash flow around $200+/mo.

There are not many meet ups in LA that I have found. I have been trying to meet up with other investors for a while now and just not working out. Id recommend reaching out to people on BP. Message members in LA who do what you want to do and then go and meet them!

I would say learn as much as you can and focus on what your goals are and then how can real estate help achieve those goals. There are so many avenues to get into REI. You have to choose the one that you like the most and will help you achieve "success". Then focus on that aspect and save save save until you can get your first couple properties.

Finding a deal then handing it off is called bird dogging. To do actually wholesaling you're going to have to put a property under contract then assign that contract to someone else who in turn will pay you a fee. You should watch some videos on youtube around this which can explain it visually.
