I am looking for a source of financing for 203K loan for duplex in Bergen County NJ and contractor who can complete the work. Appreciate any recommendations!

Hello everyone this Friday evening. I recently passed r.e. sales person exam and looking for a brokerage to associate with. I leave in Bergen county NJ. I am considering EXP realty as it is becoming more and more popular. Thank you I appreciate any suggestions. 

What else should I consider when selecting a broker besides training, accountability, fees and commission split?

Congratulations on you license Jordan! 

I love the book recommendation and already checked it out on audible (thank you Anthony!). I would advise: Do what you say. If you indicated that you will send the contract  at 8pm don't stretch it until the next morning. Follow up with your clients. Try to help eve if this does not bring monetary value. Be interested about you client criteria and provide listing that meet the criteria. This is what I was looking for in agents I worked.
 (I just passed NJ state exam for Salesperson license couple days ago and excited to start myself)

Hi Terence,

Thank you for sharing this information. I did not hear about this update. I can imagine that you must wait at least until the lease is over to increase the rent and there may be a specific percentage that you can increase even for building that is not rent controlled.  Maybe members who own in UC can help answering. In addition I have heard form multiple agents that UC has very difficult administration. I love the area though and still looking for a building there.

Hello dedicated Real Estate investors! I discovered some free real estate audio books on YouTube. Just finished the second round of listening to "Millionaire Real Estate Investor" by Gary Keller. I read this book at the beginning of the year and audio version was a great recap. Will recommend the book to all newbies, as it contains great motivation and strategies. Enjoy!

Hi John, 

I am in the middle of reading the book "investing in real estate with no money down" by B.Turner and he mentions that seller financing is the most suitable for homeowners who own their house free and clear otherwise there is a risk on due on sale clause. Moreover seller would be in favor of seller financing because the interest they get from financing is higher than they would get anywhere else. Make sure that your offer is appealing and is win win for both sides.

  1. Thank you Jonathan that was very helpful. What about rent control in North Jersey specifically Clifside Park. For 4+ units non owner occupied, can I increase the rent when the lease is over? My assumption is that rent control buildings have 1 year lease or the lease period is regulated by the town? Thanks so much.
