Hi All - Any investors out there that live in California but invest and have LLCs in states outside of California? Is there really a CA required fee for an out of state LLC of $800? And is this a one time fee or annual?

Hi All - Can anyone share their method of accounting/bookkeeping at the start of their real estate journey?  I'm wondering if I need to purchase Quick Books Pro with only having one property / fourplex or if I can just rely on my property management reports.  Thank you!

Hi Victor!  My main investing market is Colorado but I started paying attention to run down homes in Oakland, which is where I live.  I've gotten the names of the home owners, and now just need to develop an outreach strategy.  If any of the owners would agree to do seller financing, I would definitely pursue a local investment.

Hmmm... I would say most homes yes, are over 2M but not all.  I also suspect that because of the school district there would be a strong rental market, given that some families may want to live in Piedmont during some of their kids' school years.  Just exploring to see if there's something there...

If you're a real estate agent in Oklahoma or Tennessee, I would love to connect with you!

@Blake Dailey Thanks for the rec!  If you did any comps, have you found Chase to be the best banking option?
