I use HAR to find properties. Honestly I've tried wholesalers and didn't find anything with them. It's hard to find a property but you can still find them on the MLS.

I have experience doing renovations but for the first time I'm starting a new construction. I have plans that have been approved for permit. 

what is the first thing I need to do now? Do I need to bring in a surveyor to mark the corners of the foundation? 

the foundation guy tells me he needs a po to start work. Can anyone share a sample po I can give him? 

this is my first time doing this and I'm super nervous. Any help/advice is much appreciated.

What type of insurance do I need if I'm acting as the GC on my own property? This is for new construction. It's my first time doing this! Any advice is appreciated.

So I decided to take the leap from Brrrr to new construction. I purchased my first lot. Had it subdivided in two. I have drawn plans and sent for permit. We are in the final stages of getting the permit. And now I'm all lost at this point. Originally I thought my nest step would be to get pricing for foundation and also having plumber and electrician to coordinate with the foundation guy. Am I right or are there any steps I need to take before getting the foundation people involved. What is the very first step after permit. Although I have done many renovations before, I have never done ground up construction before and have no idea what to do. You will be right to assume I know absolutely nothing about the process. Can you please help me with the steps I need to take. Thank you all so very much in advance.

I have a property under an LLC with four partners. There is no mortgage on the property. The house was purchased in cash. We did renovations and added value to the house. Now circumstances have changed and we would like to dissolve the LLC. We would like to transfer the title to one of the members. It will just be a transfer of title. No money will be exchanged.

As far as taxes, will any member need to pay taxes even if there is no monetary transaction? What are the implications of doing something like that. Is there anything we need to keep in mind when doing this title transfer?

If there are any CPAs here that could help me I would appreciate a referral.
