I would like to preface this by saying the answers I receive to my question have no impact on whether or not I rent to this individual. I just want to know what to expect. I have 3 qualified people I'm showing my 1 bedroom house to. The first individual came and viewed the property already. He is older and I noticed he had difficulty making it up the 3 steps to get to the front door of the property. He insisted he needs no special accommodations to do so. If he ends up being the most qualified out of the 3 prospective tenants and I rent to him, what are your thoughts on the below questions.
If he needs a ramp installed at a future date, whos responsibility is that?
My other concern was the shower. It's not your standard fiberglass shower. Its an older shower that was originally part of a kit that was assembled back before I purchased the property. I thinks it's also smaller than what's allowed by the local codes. I assume this is a liability risk regardless. The shower works fine, but I do not think the plastic side wall would be able to take a fall for example. Any thoughts?
Does anyone have any advice for landlords renting to people who are older who likely see the home as their last longer term residence?
