Hello, My fiancé and I are going to check out a duplex property that we are looking to buy and hold. As first time investors what are some of the tale tell signs of a bad property should we look for? (i.e. Bad foundation, water damage, etc)

Hello all, I am new to the real estate investment market but I am very eager to learn and grow. A little about me. I am born and raised in Philadelphia. I graduated from Neumann university with a bachelors in Business Administration. I've been working as an analyst for the past few years but I feel as though real estate is my passion.
