I've been thinking about looking for a multifamily to "house hack." Has anyone in the central Florida region ever accomplish a successful bid on a hud REO with FHA and if they've also obtained the 203k loan as well? If so please share your experience. It would help set my expectations on what to expect

@Adrian Tilley I literally spoke with the executrix 45 minutes ago. I luckily had the common sense to ask her if she's received any other offers yet on the property. She claimed to have yet to receive any actual offers as of yet but there has been others whom are interested. Not sure if that's true but nevertheless, I began to ask open ended questions about the property like how many beds, baths, any major known issues and etc. I then asked her what she was looking for regarding sales price. I preceded that question with a disclaimer, advising her that myself and my investment partners are looking for not just good but great deals in the area and if it's at the right price we can offer fast closing since it's a cash offer. I was blowing smoke I have to admit since I'll have to find an end buyer(yes this is a wholesale strategy). She said she doesn't know what it's worth but would like 45k. My friend is a realtor so I'll have her pull the comps in the area. I'm going to meet the executrix Saturday morning to do a walk through and then make an offer. I think I'm on the right track but I'm winging it as I go. Do you think there should be other factors that I should consider?

I'm a new investor. I've yet to land a deal, in the marketing stage still . I just received a voice message from a lead from direct letter marketing. I am not sure what are the right questions to ask and what I should say. This is a probate lead and the executrix mentioned she had received a few offers already and wants to know my offer on the voice mail message. Kinda puts me in the hot seat. Any advice would be greatly appreciated.

Hello biggerpockets members. I'm relatively new to the site and have been passively reading on the REI business for a few months now. Obviously I have tons of question and I am sure some of them may be out there. I've been looking into no to low money down strategies for investing and I came across Leverage Buyouts. I wondered is it at all possible if a home with no mortgage or low payoff balance can be purchased using leverage buyout. Again I'm knew to this so I don't know if this is a "dumb" question. If it is possible does anyone have experiences they can share?
