@Kristopher Kyzar I definitely agree and that was our initial gut feeling. These undervalued or up and coming markets can be tricky. Thank you for the boost of confidence. We are digging deep to make sure we’re not missing any red flags. Please let me know if I can return the favor in the future.

Follow on information:

The market there seams slow, and I’ve noticed new construction has been on the market for at least 2 months.

Does anyone have insight on market potential in Elizabeth City, NC. The housing market in the Hampton Roads, VA has become too hot and my wife and I are looking to find new markets. Any advice on this?

Post: Rehab During Tenant Occupancy

Good morning,

Working on a first BRRRR deal, but there is a draw back... the current tenants are locked in a lease until November. The property will need a new roof and a few updates. Are the tenants a red flag and is this worth the hassle.

(I plan on starting the rehab as soon as we close and work around the tenants.)

Any advice would be greatly appreciated.

Hello everyone,

I’ve notice that there is an untouched subdivision here in South Norfolk. Are there any investors that hold any inventory there, specifically the Berkley subdivision and why are people avoiding it? I have noticed it’s a little rough around the edges, but the cash flow fits. Any advice.

Sincerely,

Marlon
