Does anyone in the group have experience investing in the Knoxville area with Multifamily Units? Also, can you help me get a sense of what the typical cap rates are for the 37912 Zip Code? Thanks in advance!

I'm looking for direction on getting a gauge on the typical Cap Rates in the Zip Code of 31805. Can someone familiar with the area help me get a better sense of what the rates are?

@Star-Kayla Lewis welcome to BP! Congrats on getting an early start! I suggest going to your local Atlanta REIA group and visit their site if you haven't done so already. I live in Nashville, and I've made some solid connection with my association and I'm actually planning on checking out the ATL one to get my family bitten by RE bug that are in ATL.

Another tip is to set up keyword alerts (ie Multifamily, Atlanta, etc) to reach out to people and follow up with them on there commentary if there already doing what you're interested in pursuing. Offer to buy them a cup of coffee and or lunch at Panera Bread, Starbucks, etc to scale your network. Hope this helps!

Question for the group! I remember coming across the concept of Delayed Financing Exemptions during one of the previous podcasts, and I would like to connect with anyone that has acquired a property for cash up front to subsequently pull your cash back out by going to a lender and getting a mortgage on the property.
