Thank you @Nathan Gesner, I cold call every day with a goal of at least 100-150 calls a day and it looks like it's not working, so probably need to do more than 100-150 days, do you have any recommendation on what social group I can join in?

Hello BP family

I need your help, I have a property under contract, it has 2 rental home that build in one lot, its located in Seattle, 98146, main home has 4 bed and 2 bath, 2200sqft 2nd home 2 bed 2 bath 2000sqft, both are rented, in good condition, just need cosmetic work. my dilemma is i want to know how to their going to appraised it, are appraising both house or are they just appraising the main house?

@Dan L. I will do my inspection this week to know what problems i should take care of on this property, but as for now all i can see is cosmetic work, no major issues, foundation was good, roof looks pretty good, but thats just my opinion, i wont know until we get the inspection

@Erica Larence looks like we are, so the current tenant on the property, did you raise the rent? And did you use a hardmoney loan or a regular bank?

@Jon Kelly i can still do that? And plus the tenants are aware that their rent will increase, because current rent are below average, will that affect the value of the property too?

I want to ask, on your own opinion, is seattle a good place to invest? Because even though i leave her, i dont have that much of experience in this business

@Theresa Harris its hardmoney, so 10%, i was thinking that way too, just using regular loan
