Pre-pre-foreclosures also means Delinquent mortgage properties

Hi,

As title says does anyone know how to pull Pre-Pre-foreclosures? I'm talking about properties that are 1-2 months late on the mortgage payments. Does anyone know where to go to pull this list?

Hello,

I'm considering adding a new strategy to my toolkit for wholesaling and i'm deciding between 2 options right now. The first is SMS'ing FSBO's (50 offers per day) or contacting agents for pocket listings. Do any of you know how many offers it takes to close for both these strategies? I'm looking to go for the better marketing strategy

Hi, How many SMS messages do you send on average to get a lead for p2p texting? (Launch Control/Smarter Contact), do you text DNC's?

Hi,

I tried two dialing strategy's with the exact same setups where I was calling the exact same list and had connection rates of 7%+ when calling DNC's versus barely 2% when calling non DNC's. The only difference is that we were using hand dialing for DNC's and for Non DNC's we were using a dialer. Our lead rate went down from 1.8% to 0.1-0.2% when auto dialing non-dnc's for some reason but when we hand dialed DNC numbers the majority of our leads were Non-Dnc. I could maybe deal with the connection rate but the lead rate is the big one because it's 9-18x lower and at this point I kind of don't see how calling non-dnc's would be viable at this point. Statistically to get 1 lead calling the exact same lists for DNC's you need to place 56 calls to get 1 lead but with an autodialer you would need to place 1000 calls.

Hi i'm trying to find the best auto-dialer to use for highest connection rates right now. I was wondering if I could ask 3 questions.

1. What dialer are you currently using?

2. What is your connection rate? (Connecting with the owner of the property)

3. Do you dial DNC numbers?

Update found a better solution, use a nomorobo.com number to screen for robo calls it's free and alot faster

Also having a number flagged for spam must be changed ASAP. 24% connect rate is a top performing KPI in the wholesaling industry, after my number has been flagged for spam I have 18 prospects and 0 connects which brings me to the bottom 1% in terms of performance. This formula will be able to help you double confirm if your number is indeed flagged for spam so you can make the best decisions for your business

Hi,

So I have a top 99% connect rate of 21% and today I started cold calling 18 prospects and I had 0 connects. If I had normal phone numbers then I would expect an average of 3-4 connects by dialing 18 people based on math. 0 connects with 18 prospects is a 0.67-0.77% probability of happening when you reference your past cold calling numbers with new numbers. 

136 Prospects

33 Connects

The above is my average rates in 3 days and you calculate the percentage chance of you not having 1 connect by using chatgpt and asking it the following question. 

"if i have an average connect rate of 24% with 136 prospects and then i call 18 prospects and get 0 connects what is the % chance of that happening"

Chatgpt will then calculate for you and apply something called independent Bernoulli trials or binomial distribution to give you the percentage chance of this happening if it is 5% or lower then that means your current number is pretty much confirmed to be flagged for spam because it's mathematically impossible for you to get so few connects with the amount of prospects you are calling and you can find out fast. 

The gold I want to share here is this excel/google sheets formula that can automate guaranteed detection for spam numbers based on math.

=COMBIN(F1, E1) * I1^E1 * (1 - I1)^(F1 - E1)


Just copy and paste this formula and apply the same stuff I have on , you just need your control group data of your avg cold calling prospects and connects. And just plug in your stats with a suspect phone number for spam and excel will calculate if your number is a spam number for free. This method is good if you don't know how to check if your number is flagged for spam and if you only have 1 cell phone you are doing your calling from or don't have a second mobile carrier number to call yourself with to verify if your number is already flagged as spam.

@Mike Hern The absolute truth is that I am terrible at sales, @Carlos Ptriawan has a really good analysis and figured out the system immediately. I essentially built something like an ai system for better leads

I've been able to get a 5% lead rate so far, and I stutter in my delivery, have not been able to have a conversation last for more then 5 minutes, I cannot handle objections, I am in the bottom 50% of sales but I try to innovate the industry. I sent you a message with the link to the person who's principles I built my systems with. I was introduced to him by a fellow BPer and I would not be able to achieve these numbers without learning from this person.
