BRRRR investors: curious to hear how you guys are finding deals and in this market. We are looking in the Chicagoland area and working with a great realtor but can't find any properties on the MLS that give us the returns we need. We've talked to some wholesalers as well but that hasn't produced anything either. For anyone willing to share - I would love to hear some of the creative methods that have worked for you. TIA!

Have their parents be guarantors and get a hefty security deposit ahead of time (within reason of course).

I’m a traditional lender...for a multi unit and 740 fico a 4.75% on a 30 year is not out of the realm of normal. However you can probably find something in the low 4s maybe even high 3s so I would suggest calling another lender or 2.

Hi BP community! Newbie investor here - I'm currently working on purchasing my first rental but having trouble finding reliable vacancy data to include in my analysis. How do you guys come up with your vacancy rates/find that data per market without having actual experience with renters/turnover in that market or in general?
