Hello everyone I am a wholesaler and have a deal that will require a double close. Does anybody have either a local or national lender that offers transactional lending?

Very interested in wholesaling but with state laws prohibiting the use of list source not sure how I could effectively and efficiently wholesale in JC. If anybody is familiar with the JC or KCK market I would appreciate any help!

   I am in the process of buying my first triplex, when getting estimates for the repairs should I try to have the contractors together for one appointment or separate?

Hello Biggerpockets, I recently found a property that I love but I'm a newbie so let me know what you think. Ask price: 1.6m 30 units- 3 buildings 1 6plex 1 11plex 1 13plex all immediately next to each other current rent is an average of $550 per month but could easily be raised at least $100 with no extra work with work could raise to $950 this is in Missouri i believe there is a lot upgrades that could be done 2 of the roofs are wood shingles popcorn ceilings everywhere no covered parking just a parking lot carpet could be replaced and railing for stairs is the black metal spindles from the 70s seller does not want to finance selling this to upgrade to a bigger apartment complex and I don't have any cash so I need to do hard money

If you already have a seller finance deal then I would I assume the seller is willing to work with you. I would ask to delay the first payment and just have the next few payments be higher say.... $700-$800. Good Luck! Keep us updated, would love to know how it turns out.

 Thanks for mentioning cost of transfer didn't think of that one do you have other examples besides interest and amortization schedule?

I have recently heard several established real estate investors mention this, but specifically what does that mean? I understand "their price" but the "your terms" is throwing me off. Is there really that much you can change besides interest and amortization schedule? Please let me know what you all think I a novice investor still.
